Description
LDC and Commonwealth Development have teamed up to help tackle the housing burden that Nashville, TN is facing. This partnership will create our first multi-family rental unit project. Our future project is named, Samuel's Peak, which will be located in Bellevue, Davidson County, TN. The project aims to provide up to116 townhouses for low to moderate-income individuals and families, who earn at or below 60% of the Area Median Income. To maximize the impact, LDC has created the Capacity Rental Initiative specifically for this type of project. Living Development Concepts, a Nonprofit Housing Development Organization, is transitioning to constructing multi-family housing, with the aim of strengthening its capacity and increasing its impact. According to a report from the Office of Economic Opportunity and Empowerment, individuals whose income is less than 60% of the median income in Nashville, TN are less likely to apply for homeownership housing.

Description
The Financial Care Initiative Program is designed to provide financial assistance to a household facing a crisis situation that has negatively impacted the household's financial stability. A crisis situation could be a reduction in household income, loss of employment, or an unexpected essential household expense.

Living Development Concepts will support eligible households with past due essential debts such as a utility bill, rent or mortgage (provided funds are not exhausted). We have partnered with a participating agency to administer this program which will ensure success.

Eligibility Guideline Requirements
• If your water, gas or electricity is at risk of disconnection or has been disconnected.
• If you have received a notice from your landlord/mortgage company regarding late payments.
• You must be a Davidson County resident or Nashville Electric Service customer.
• Priority is given to single-parent families, seniors and community members with disabilities.

1. A substantial number of clients attending financial workshop.
2. Over half of financial workshop attendees have a changed mindset.
3. Two-thirds of participants reduced their debt.
4. Over half of the participants opened a saving account for emergency purposes.

Short-term Success
LDC's Financial Care Initiative program will provide short-term rent, mortgage and utilities assistance to help low to moderate-income households at risk of eviction or foreclosure due to a loss of income.
Program Success Monitored By
The operations manager is responsible for monitoring government regulations and guiding public policy. This individual is also responsible for being a liaison with the board members to make sure they are being effective. The board members shape the goals and purpose of its program evaluation, while the staff carries out the process.

Description
As a Non-Profit Housing Development Organization, funding is provided to Living Development Concepts, Inc., to construct affordable housing for low-to-moderate income individuals/families. We build affordable housing and educate individuals, families, businesses, builders and community providers groups about the guidelines we must adhere to. Our community must be educated about the benefits of assistive technology and provide resources to increase the probability of our program participants becoming homeowners. We apply this initiative to all phases of our housing stock. As a commitment to the program requirements, a percentage of our governing board is residents of low-income neighborhoods. This committed participation affords the organization the opportunity to gain better insight into the needs that relate specifically to the immediate community. Our relationship with (homebuyer assistance programs) compliments our ongoing plan by providing homebuyer counseling and instructions.

Description
Volunteers are the lifeline of our organization giving hundreds of hours each year in order for LDC to continue its mission and create a better future for our community. They allow us to offer our clients the opportunity to collaborate with professionals in their industry in regards to information, advice and guidance. We train and provide all the tools necessary to successfully serve our community through our volunteer program. The value of providing service opportunities to staff brings the organization, the staff themselves and, of course, communities across the state are highly recognized by LDC. Volunteering opportunities are available with our following partners: Sportservice (Bridgestone), Legends (Nissan), Spectra (Vanderbilt) and Sodexo (MTSU). Our most recent partnership is with Whelan Event Staffing Services (WESS), a GARDA WORLD company. WESS provides a full array of event staffing and security services which include ushers, ticket takers, crowd control professionals, etc.

Our organization must keep a level structure to guarantee that all phases of the corporation mirror our ongoing commitment to our mission and goals. It is our belief that home ownership is the foundation of economic empowerment in America, the realization of the American Dream.Challenges begin with leverage funding under the mortgage lenders new guidelines for spec loans. The guidelines have developers working with individuals who are at 80% of the area median income and below. These new guidelines has hampered the population we serve because we are seeking people, with very limited resources, to wait for an extended period of time before transitioning from traditional low income rental property into home.
