Mission

It is the mission of Affordable Housing Resources to create affordable housing and strong neighborhoods.

Background

Homeownership is a vital tool for creating wealth and building strong neighborhoods. Over its 30 year history, AHR has become one of the country's leading creators of smart and sustainable homeownership opportunities for low- and moderate-income families, giving them a firm foundation, a stake in their communities and a foothold for the future. To date, AHR has built over 1700 new homes and helped more than 16,000 families and individuals achieve the American dream of homeownership.

Impact

Last year, AHR educated 713 prospective first-time homebuyers, provided one on one credit and budget assessments for 514 customers and created 418 first-time homebuyers. 77 people were served by AHR's home preservation services, which aim to mitigate foreclosure. AHR was named one of the top producers of foreclosure counseling services in the state of Tennessee ..

Needs

AHR's focus is empowering homebuyers and prospective homebuyers with the knowledge to make decisive and wise decisions. Education in home buying and financial literacy is something that all people need and many do not know it is available. We are in need of funds to expand our reach into some of the rural areas of Middle Tennessee that have no like resources that will help some of the most venerable residents of our state. This funding will be used for establishing a mobile 'office' that will give one or two counselors the ability to reach these areas. 2. In past years we had the Waller Fund which was a down payment and closing cost assistance program for low to moderate income families. This is an inherent need for families struggling with the upfront costs of home purchases. We are looking for funding this program once again to further the American Dream for Nashville families. 3. AHR is embracing into the Micro Housing or Tiny Homes. We need funding that will allow AHR to have a portfolio loan product to finance these homes for buyers. With our own product, we can keep the interest rates in line with the standard market home loans.

AHR is a firm believer in partnerships. We've partnered with public entities like the Metropolitan Development and Housing Agency, Tennessee Housing Development Agency, Neighborhood Reinvestment Corporation, the Mayor's Office and HUD. We've also partnered with private entities including most major banks and financial institutions, the Frist Foundation, the HCA Foundation, the Fannie Mae Foundation and the Ford Foundation.
