Description
The overarching objective of critical repairs is to empower older adults and persons with disabilities to age-in-place safely and preserve affordable housing.

- Roofs: Replace or repair roofs, soffits, fascia, vents, flashings, boots, gutters, and downspouts
- Heating and Cooling: Install window units and heat/air units, repair or replace HVACs
- Structural: Repair or replace joists, subfloors, floor coverings, thresholds, and decks
- Electrical: Add or replace receptacles, switches, GFCIs, light fixtures, bathroom vents, and other
- Plumbing: Repair or replace sinks, faucets, toilets, tubs or showers, water heaters, shut-off valves, and supply lines
- Carpentry: Repair or replace doors, windows, decks, cabinets, and locks
- Hazard: Repair or replace smoke and CO detectors, replace batteries, provide fire extinguishers
- Other: Replace or patch drywall, paint, treat for insects and termites, replace or repair stoves, clean gutters, cut tree limbs, repair masonry, declutter, and other.

Westminster's intended outcomes are:
1. Make repairs and mobility modifications that improve lives
2. Make repairs and mobility modifications that help people live at home longer
3. Preserve homes in the affordable housing stock.

After critical home repairs and modifications are completed, we send a survey and 134 clients responded in 2023. Two survey questions are:
• On a scale of 1-5, how have repairs/modifications improved your daily life? Our average score was 4.9.
• Do you think the repairs/modifications will help you live safely in your home for a longer time? 98% of clients said the repairs and modifications will help them live in their homes longer.

The median time clients have lived in their homes is 30 years. Westminster's clients intend to live in their home as long as they can.
Program Success Monitored By
Westminster monitors program success using a survey tool. In addition to numerical and yes/no responses, clients can make comments about timeliness, communications, and anything else they want to say. We review all survey results and follow up as necessary.

Description
Mobility modifications are made to homes of older adults and persons with limited mobility. (Falls are the leading cause of fatal and nonfatal injuries in adults ages 65 and older.)

Westminster's modifications include building ramps and thresholds, widening doors, and adjusting cabinets for walker or wheelchair access. Westminster replaces or stabilizes deteriorated steps, repairs or installs handrails and grab bars, and removes obstructions. We install ADA toilets, and convert bathtubs to step-in showers or replace bathtubs with step-in-showers. We make other mobility modifications as necessary.

Westminster maximizes funding by utilizing modern construction techniques and engaging skilled volunteers and resources whenever possible. For example, we can modify a bathtub into a step-in shower for around $500, and trained volunteers build wheelchair ramps each year for the cost of materials and construction supervision.

Westminster reduces the risks of falling and enables people to stay safe while living in their own home, even as they age and mobility diminishes. People with limited mobility can enter and leave their home with the aid of grab bars and/or a ramp for walkers and wheelchairs. They can take baths or showers in their home with the aid of step-in shower conversions and grab bars.
